Could the Canadian real estate market experience some relief in the coming months and potentially heading into 2022? The country’s housing sector has been on fire, with every housing market and most property types recording huge gains. Yet, with all the talk of government interventions and the Bank of Canada (BoC) expected to begin a campaign of raising interest rates , many industry experts believe only one thing will douse the red-hot Canadian real estate sector: more supply. According to data from the Canadian Mortgage and Housing Corporation (CMHC) , housing starts surged 21.6 per cent in March compared to the same time a year ago. The latest monthly reading exceeded forecasts and touched a new record. The seasonally adjusted annualised rate of housing starts topped 335,000 units in March, surpassing the median estimate of 250,000 units. Most of the increase was attributed to multiple urban starts, rising 33.8 per cent to 222,358 units. Single-detached urban starts also ed

About one-fifth of homebuyers would be willing to offer $50,000 above the asking price, while 13 per cent would be willing to offer as much as $100,000 over the asking price. Overall, most survey participants admitted that it is challenging to find a home they can afford. And, thus, this is the state of the Canadian real estate market. According to the Canadian Real Estate Association (CREA) , residential sales declined 12.5 per cent in April, but the MLS® Home Price Index (HPI), which is considered more of an accurate representation than average and median pricing, climbed 2.4 per cent to a little more than $700,000. Not All Real Estate Markets Are Created Equal   The Vancouver and Toronto real estate markets have become synonymous with high prices and intense competition. These conditions have only intensified during the pandemic, prompting many buyers to ditch their downtown dwellings in favour of larger detached homes in rural areas and what have traditionally been considered recreational property markets. This shift in buyer preferences has made way for another emerging trend: real estate agents transacting outside of their local area, and in many cases, outside of their element. It begs the question: are all real estate agents created equal? Yes, when it comes to the rules and regulations they need to abide by, but not when it comes to navigating the subtleties of local real estate markets, says Christopher Alexander, Chief Strategy Officer and Executive Vice President at RE/MAX of Ontario-Atlantic Canada. He’s seen transactions by out-of-town agents increase exponentially over the las
